Archimedes Group used to acquire and operate mobile home parks

While the Archimedes Group partnership has now dissolved, the founders remain committed to supporting affordable housing via non-profit activities including helping others grow within the space using our content and free consulting services. While Archimedes Group no longer acquires or owns mobile home parks, we still look to spread our wisdom to the masses to help fight to preserve and enhance affordable housing in the United States.

Based in Charlotte, North Carolina, Archimedes Group’s founders started with nothing: no money, no network, and no experience. This “no excuse” mentality pushed two young entrepreneurs to find ways to grow despite seemingly insurmountable obstacles to hurdle.

In the spirit of lifting themselves up, Archimedes Group looked to help others lift themselves up too. Through our Mentorship Program, we help would be entrepreneurs, stuck on the sidelines and frustrated at the lack of deals, find their way into the space. We also define our “why” by finding meaning and purpose in giving back to our residents within our communities (see Charity).

With the gap between the “haves” and “have nots” ever expanding, and lack of affordable housing growing by the day, Archimedes Group sought to preserve the current supply of affordable housing and enhance the inventory, uplifting our residents’ communities by providing a safe, clean, and affordable place to live.

 

Deal Criteria

Location - Southeast US (NC, SC, GA, TN) with a focus on metro populations over 400,000

Property Size - Must be 40 lots or higher, will consider smaller if close to existing investment

Utilities - Public utilities preferred, will consider private utilities

Transaction Size - $500,000 - $20,000,000

Opportunity - Value-add component exists (submetering, vacant lots, vacant POHs, poor collections, etc.)

IAN TUDOR

PRINCIPAL

Ian graduated from Virginia Tech with a major in Finance. He began his career in the Financial Development Program at Genworth Financial. He then joined Parkway Properties, a Class A Office REIT, as a member of the investments division. During his tenure at Parkway, Ian underwrote over a $1B in acquisitions and dispositions. Ian left to start Archimedes Group with Ryan Narus in Charlotte, NC. They have sourced, participated, and closed over $20,000,000 in deals since 2016. Ian focused on growing and operating the AG portfolio.

RYAN NARUS

Principal

Ryan graduated from Wake Forest University in 2009 with a major in Psychology and in 2016 with an MBA, concentrating in Operations and Business Analytics Statistics. Ryan started his career in sales and quickly became an award-winning salesman, selling nearly 900 cars in just under 4 years. He then authored a book sharing how to use Psychology to negotiate the best price at a car dealership. After achieving his MBA, Ryan joined Wells Fargo as a part of their leadership development program. Since 2015, Ryan has participated in over $30,000,000 of transactions while driving millions of equity creation by his systems based approach. Currently, Ryan focuses on locating new opportunities and consulting.

 

Our Story

The Archimedes Group, a now dissolved private real estate investment firm, focused on mobile home parks in the Southeastern US. We leveraged our Spanish speaking ability as well as our unique former vocational backgrounds to lead from the front lines, improving our properties in-house and building vital local relationships face-to-face. Our in house operations delivered elevated value to our residents and strong returns to our investors.

We found meaning and purpose in cultivating safe, clean communities while supporting educational development. We proudly offered a partial scholarship to our residents as well as the opportunity to build credit while paying rent. Our business model served the lowest third of Americans who can’t afford a single family home and seek modest housing with benefits apartment living doesn’t offer like a yard and a community feel.

Our company was named after Archimedes of Syracuse, an Ancient Greek mathematician, physicist, engineer, inventor, and astronomer. Historians regard Archimedes as one of the greatest mathematicians of all time, credited as one of the first to apply mathematics to the principle of the lever. In real estate, leverage enhances the process. Through our regimented process, we multiplied the gains for our tenants as well as our investors.
